Clients often come to us with horror stories from a previous experience with a realtor where they didn’t feel the agent represented them, but was just in it to close another deal. We don’t rely on a loophole in the contract allowing us to “go neutral” and represent both sides at the same time. We don’t think that is ethically possible.
What is the Best Kept Secret from Real Estate Buyers?
That they don’t have to pay a dime to have a buyer’s agent represent and protect their best interests from the beginning. A buyer’s agent is paid by the listing agent splitting the commission he or she earned from listing the house.
Why shouldn’t a buyer call the number on the sign outside the home?
The number on the sign is, in most cases, the number for the listing agent, who represents the best interests of the seller AND once the listing agent shows you their listing themselves, having a buyer’s agent isn’t necessarily free because the listing agent can refuse to split their commission with your buyer’s agent.
Why isn’t this common knowledge for Real Estate Consumers?
Because, unfortunately there are too many influential fat cats out there who would rather “double dip” on the commission than protect their clients best interests. If you were a seller paying 6% in commission, wouldn’t you be furious if your agent “went neutral” because they also represented the buyer? This happens more often than you think– but most of the time sellers are not even aware their broker is representing the other side too. And those fat cats appear to have thus far prevented this important consumer warning from becoming widely spread. Call your representative and tell them to draft legislation to protect real estate consumers!
